Finished Ceiling
Clear height for 9' finished ceilings is available on all upper floors (floors 2-6). The first floor is capable of 11' ceiling height in tenant
space. All ceilings are part of tenant build out.
Tenant Lighting
2' X 4' fluorescent fixtures (Lithonia No. 3PM3, 3 Lamp, T-8, 830 Degree, 18 cell parabolic with return air) will be specified for
tenants build-outs. As part of the base building, exit lights are also provided at stairwells.
Building Skin
Exterior of the building are combinations of pre-cast concrete, aluminum and glass curtain wall system with aluminum framing, insulated and tinted vision glass units and tempered glass spandrel
units. Parking structures are clad with pre-cast concrete panels.
Elevators
The base building includes three (3) traction passenger elevators, 350 feet per minute, with two (2) at 3,500 lb capacity and the third at 4,000 lb capacity.
Typical Elevator Lobby
With the exception of the ground floor and the fourth (bridge) floor
public lobbies, typical floor elevator lobbies have unfinished walls
and floors allowing a full floor tenant the ability to select
finishes.
The base building provides for the following finishes:
- Drywall partitions, taped, floated, sanded and paint ready; and
- Concrete floor suitable for installation of carpet or other finish.
On multi-tenant floors, the lobby will be finished and corridors will be constructed as part of the tenant improvement construction.
Restrooms
One (1) set of fully finished women's and men's restrooms, conforming with current accessibility codes, will be provided on each floor as part of the base
building. Base building restrooms are finished with 2' X 2' acoustical ceilings, color patterned 12' X 12' ceramic mosaic tile floor and 4' high wainscot throughout. Lavatory counters are polished marble to match lobby
finishes. The following fixture counts are provided.
Women's Room: 3 sinks, 4 Stalls (one handicap)
Men's Room: 3 Sinks, 2 urinals, 2 stalls (one handicap)
Communications
Telecommunication service will be provided by the local telephone company to the main telephone service backboard located within the main electrical
room. An infrastructure consisting of multi-conductor category 5 cable risers, punch down terminal blocks and remote telephone backboards on each tenant floor will be installed in order to allow tenants easier access to available telecommunication services without having to install additional wiring back to the main service termination
point. Spare 4' size conduit risers and sleeves will be installed for use by tenants when additional telecommunication cables are
needed.
Access Control System
A perimeter access control system is provided as part of the base building including proximity card readers with electric locks on all exterior
doors. A visitor telephone is also provided at the front lobby entrance.
Interior
Perimeter (exterior wall) drywall is taped and sanded (paint ready) are typically included where contiguous to exterior or base building core walls, and wet stacks but are not included at other interior columns.
HVAC
The refrigeration system for the office portion of the complex will consist of a single 490 ton cooling tower with associated condenser water pumps and condenser water
risers. Risers shall extend and provide condenser water to floor-by-floor water-cooled self-contained air conditioning units with integral electric resistant
heaters. Self-contained air handling units will be located within mechanical equipment rooms on each
floor. On each floor, conditioned air will be available to future tenant spaces from the water cooled air handling units via a distribution system consisting of a main medium pressure, medium velocity trunk
duct. Future tenants are to tap the main trunk and install variable air volume units with integral electric resistant heaters within their space as the method for cooling and heating their space.
Energy Management
The building shall be equipped with a digital PC based energy management system with the capabilities of monitoring and controlling pumps, the cooling tower, air conditioning units, VAV boxes, pumps and
lights. Tenant space VAV boxes connected to the energy management system will provide for occupied/unoccupied controls as well as a run time occupied mode in order to enable building Owner to monitor the energy usage of each tenant space.
Electrical System
The main electrical service shall consist of five (5) main service disconnects fed underground from nearby exterior, pad mounted, and utility company
transformers. Transformers shall deliver a 277/480-volt, 3 phase, 4 wire service voltage
characteristic. Two (2) 2000 amp service disconnects with GFI protection shall be utilized to deliver 277/480 volt utilization voltage to tenants within the office building portion of the complex via vertically routed bus
duct. A separate 1200 amp disconnect shall be installed for delivering a 480 volt, 3 phase, 3 wire utilization voltage to the fire pump while another separate 2000 amp disconnect with GFI protection shall be installed to deliver a 277/480 volt, 3 phase, 4 wire utilization voltage for use by the tenants in the retail portion of the
complex. The fifth service disconnect, rated at 2500 amps with GFI protection, will be installed in order to provide a 277/480 volt, 3 phase, 4 wire utilization voltage to common area loads such as lights and
elevators. Satellite panel boards and step down transformers shall be located throughout the complex in order to supply 480, 277, 208 and 120 volts to common area branch circuits. Within the office building portion of the complex, an infrastructure consisting of dual vertical, plug-in type, 2000 amp rated, bus ducts, together with 800 amp main distribution panel boards on each level shall be installed for the purpose of providing 277/480 utilization voltage to future
tenants. The infrastructure was designed with the intent of allowing up to 26 volt-amperes per square foot of tenant
space. Future tenants are to install feeder breakers within the 800 amp distribution panels on each floor in order to supply 277/480-volt power to their space.
Life Safety
A fire standpipe and base building fire alarm will be installed per building
code. Vertical sprinkler riser distribution to each floor, and sprinkler loop will be installed with the base building with heads turned up for coverage of unfinished space.
Wet Columns
Two (2) sanitary, vent, and water line (with valve) connection points per floor will be provided during base building construction in the lease area outside the base building toilet rooms, for use by tenant.
Parking
Parking at a ratio of 4.0/1000 is provided in the six (6) story parking structure adjacent to the building, accessible through the ground level and the fourth level via a
bridge. These spaces are reserved exclusively for the office space and are not accessible by the retail
tenants. In addition, a number of executive spaces are available in the two (2) basement levels and are connected to the 3 elevators serving the office building.
Window Coverings
1-inch aluminum horizontal blinds will be provided at exterior windows by the base building

- White aluminum capped grid with 2' x 4' non-fire rated random fissured acoustical ceiling tile similar to Armstrong #A755
